Q: What kind of land do you have available?
A: We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different things. We’ll let you know what is available with each property.
Q: Why are the properties discounted so much on this site? Wouldn’t you just keep the best deals for yourself?
A: You’ll find land investment properties on this site are discounted around 20% to 50% because of our proprietary marketing systems that get in touch with landowners who need to sell their property. Often times they may want to sell because they need the money so our company can help them out by buying their raw land quickly… which is a win-win. Then, we pass the discount along to you.
Q: How are the properties on this site different from ones I’d find on the MLS?
A: Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. We work directly with the homeowners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.
Q: Are you an agent that lists land for sale?
A: Another great question. No, we are not agents. We buy land and sell land.
Q: Can I use bank financing to buy these properties?
A: We work with investors who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay directly. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers. Q: How do I make an offer on a property?
A: Simple, head over to our Contact Us page and send us an email or give us a call. We take offers first come first serve… and telephone tends to be the quickest. Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.
Q: How often do you add new investment land in the U.S. to the site and VIP Buyers List?
A: We’re always sourcing new investment land… and add new properties to this site on a continual basis. So, check back often as our properties tend to sell very very quickly.
Q: Do you charge any fees to buy or sell?
A: We don’t charge homeowners any fees to help them find a solution. We purchase properties at a win-win price. When you buy an investment property from us, we buy the property at a steep discount, add on our property acquisition fee which is our profit for finding and negotiating the deal… and you pay a still deeply discounted price. A win-win for all.
Q: Why is GreyBearLand sometimes not the recorded owner of the property offered for sale?
A: We often sign a sale agreement with the current owner that allows us to immediately market the property under contract. We then have the contractual right to market the property even though it is not yet recorded under our name. Closing processes can be quite time-consuming and we sometimes find a buyer before we have actually closed on the transaction yet. In this case, we sometimes use the shortcut to assign the signed Sale Agreement we have with the seller directly to our buyer. This process saves time and also cost. In other cases, we actually close on the property ourselves and then sell it to our buyer quickly, sometimes the next day. This process is a common method of wholesaling property.
Q: Where does my down payment or earnest money deposit go?
A: We usually have our customers send their down payment or earnest money deposit to an Escrow Account with a reputable title company or attorney. In this case, GreyBearLand does not have any access to our customer’s funds until the property has been recorded under the buyer’s name. This money will always be refunded if GreyBearLand is not able to deliver a clear title to the buyer within an agreed timeframe.
Q: Where is the owner of GreyBearLand and his team from and where are they located?
A: When dealing with GreyBearLand you are dealing with an international team. The owner Christoph Graeber and his partner Till Jochum have German roots and are constantly traveling between the U.S. and Europe. Some of our knowledgable Sales Agents we use are also located abroad. GreyBearLand is a legal corporation based and registered in Wilmington, Delaware, where we pay our taxes and are bound to the local jurisdiction. All signatures that require a notarization (e.g. on a deed) are performed in the U.S. and notarized by a U.S. notary.
